The land use planning system in the United Kingdom is in a state of constant evolution and changing policies and priorities can have a marked effect on the value and future potential of land and property. Landsense has advised on a wide range of projects from single barn conversions to large-scale commercial, urban and residential allocations. Whereas we pride ourselves on securing planning permission for projects without recourse to planning appeals, we have a strong track-record in planning appeals and inquiries.

 

Here at Landsense we are often approached by farmers and landowners to provide advice on proposed farm workers dwellings and the associated agricultural appraisals determining the functional and financial needs of the enterprise. We have often been recommended by Exmoor National Park Authority for such work and in the preparation of Certificates of Lawfulness for an Existing/Proposed Use or Development (CLEUD/CLOPUD).

 

The new development plan system (Planning and Compulsory Purchase Act) introduced in 2004 places emphasis on spatial planning; viewed in the context of sustainable development. Regional Planning Policies are now contained in new Regional Spatial Strategy Documents and at local level, policies are interpreted through the Local Development Framework. In the majority of our planning cases we deal with; North Devon, Torridge and Exmoor National Park Authorities. We have experience preparing and advising on environmental impact assessments for a diverse range of development proposals and have also provided advice on securing option agreements on many parcels of land, predominantly within the Barnstaple/South Molton area.
